Selling Mortgage Rates Niche [Adsense Earnings] No Work!

So I am currently looking to sell my newly established site. This site is ran off WordPress and has some customization done to the theme that is currently on there. Also I have added some content such as privacy policy and terms of service so that there are no legal matters that can be taken to court.

Anyways the site was established on Dec. 25th and within the last 16 days has made $6. Earnings did not start till January though since the site needed to be indexed but within 9 days has earned $6 without any promotion at all.

I know for a fact if this site is promoted correctly you could be looking at $6 a day or better but I am not going to go after that since I have to work on other projects that need some money thrown into them.

For a price I am looking at about $75 since $6 within 9 days is around $18 a day and then multiplied by 7 that would come out to around $126 for 7 months of revenue so I think this is a fair price. You do realize that Bank of America has high priced attorneys on staff to protect their trademarked name and company image, right?

I don't want to bust your bubble, but this site will receive a C&D letter from BofAs attorneys as soon as they get wind of it (And they will). They will ask you to terminate the site and hand it over to them if they are in a good mood or sue you if they are in a bad mood. I have seen it happen many of times.
