Selling Micro Niche Site Ranked #3 & Page 1 Google - Multiple Keywords

I'd like to sell off a micro niche site. It's ranking on Google number 3 for it's main keyword "million candlepower" and page 1 for a number of other searches like "million candle power" and "million candlepower spotlight" . Site earns like 1$ last month on adsense with no promotion or linkbuilding done already.

Hmm. That is a good keyword with neat positions. The issue why this is not a good deal is that those are not the search terms a possible buyer searches and ranking for those specific ones will matter the most. Also, the niche is a low value one, even though good one. It will take quite some work on it to get it going, and i am free and looking for a challenge. So, here comes my bid.
