It's a decent part time income at the moment nothing more, but when school is done I plan to take it to the next level. :)

This depends on your budget, if you see a really good niche site for sale at a good price AND you're good at marketing, then I would say go buy the site :) Building a site is hardwork though and you won't be making a living off it right away. It's all a gamble ;)

You can do both, start off making a few websites, market them, sell some links, adsense and reinvest that into either marketing your current sites or buy ones already made.

With a new site just remember, patience is the key, almost anyone here will agree.

How long do you have to wait before it becomes evident that a project won't work/ or that you should give up?

Yep, then you either change the tactics and ask for another chance or.. give up and lose it all :)

developing your own site gives you exactly what you want, where as with purchasing you are stuck with other people's 'crap' or a topic that you don't care for as much...

Possibly but it seems to solve that issue sometimes when people have trouble deciding what to start a site about.

I for 1 like buying websites then increasing the ctr on the ads, then creating a product an selling on it. :)
