Maintaining and managing a link directory

So, I have the opportunity to purchase a link directory website. It would be similar to: http://directory.19planets.com/

It is powered by PHP Link Directory.

Currently the site sells links for $2 or $7 each (no free links) and has google adsense going.

According to the seller, revenues are average $225 over the past 5 months. Revenue is around 30%/70% adsense/links, respectively.

Traffic is about 4400 uniques on 21K page views per month.

I just have a few quick questions:

    1) the seller is hypothesizing that allowing free links would lead to more links, which may increase search engine rankings, leading to higher revenue? Is this realistic? But, then I would have to approve links, which would take time to sort out the absolute crap.

    2) Is there anything I should know about running a link directory? It seems like I could just leave everything as is, on autopilot and over time my investment would pay itself off.

    3) Are there any red flags I should really watch for with buying a link directory? I get really nervous when I'm about to drop a bunch of $$$ on buying a website...

    Thanks!

Don't waste your time or money on a directory. It is 2009, for the most part directories are irrelevant.

Yeah, I know what you mean, for sure. However, the revenue seems solid and consistent and the price was very low, which is why I was considering it.
