Selling Lucrative Hotel Niche Site Making $3 Per Week w/ Adsense - Top 10 SEO Rankings

Selling a hotel directory and information guide site focused on the popular Lake Tahoe area. The domain itself is well aged, over a year old, and premium (tahoehotels.us) so probably worth hundreds of dollars on its own. This site has a beautiful design and professional logo and a blog. Its been climbing the rankings for about 3 months and continues to do so.

I worked really hard on this site creating the content and building links, and ranking it and its currently at the time of this post #6 in yahoo for "lake tahoe hotels" and it's also gotten #6 in bing for "lake tahoe hotels". Its also 3 for "tahoe hotels" in bing. Its getting about 12-20 uniques per day and on track to do about 300 uniques this month. The site continues to climb the rankings in yahoo and bing week after week due to my hard work and is now making about $3 a week, on track to do $10-12 in revenue this month (.40-70 per click!). Traffic can easily be tripled daily in from working on Google rankings.

Lucrative Niche

The top comptetitor site in this niche is currently selling ads direct to hotels starting at a $250 minimum budget! Google adwords tool shows the "tahoe hotels" niche getting about $6- 7 per click. I usually get .40-70 per click from traffic at a 10%-20% click thru. Its getting earnings from a both a hotel affiliate program and adsense.

Why am I selling

No time to work on this project, so willing to let it go to a good buyer have another $200,000+ main business I'm currently working on. Looking for a quick sale.
