LoanApple.com, PR3/600 visitors/month - Buy or Take Over for just $100

Hello everyone,

I'm selling http://www.loanapple.com, a PR3 loan site with 600 visitors/month. It's not been monetized and I know for certain sites like this can get a 5%-15% AdSense CTR with around $100-$180/month income, but my layout isn't great and I'd really like to find someone with AdSense experience who can monetize the site and get a decent CTR.

As a result I've come up with two ideas to sell:

1. You buy the site for just $100. You'll own the site and domain name completely, and in return over the next few days you change the layout to get 5%-15% CTR. You must have experience doing this. After a period of time, say 2-4 weeks with the new CTR rate, we check out how much the site's made and you give me 3 month's revenue based on that period's AdSense income.

2. BIN for $450, change the layout to get a decent CTR and make a nice profit.

If I get multiple offers for option 1 I have sole discretion as to who gets the site, which will revolve around who has the best chance of getting a decent CTR.
