Life Insurance related site; DMOZ listed

I've got a life insurance related site (mostly original content except for one PDF). May saw an average/max of 24/50 visits, June so far 17/25. Those are webalizer stats, for however accurate they are. Traffic is organic.

The topic isn't specifically life insurance, but it is related. It's not an MFA site either, it's a site I created a couple of years ago for another purpose that's just been aging. The site is 2 years old.

Site is DMOZ listed in a life insurance related category.

Site has 137 backlinks in Yahoo. About 3 or 4 of them are from my other sites and would be removed. The rest are natural backlinks. Many backlinks are from related sites. Front page of site is PR4

The site is ranking front page for 'onewordterm information' (where 'onewordterm' is the sub category of life insurance it's in.

The site is likely of interest to life insurance agents specifically. The leads generated from this site have the potential to be worth 6 figures to an insurance agent, which is why I created the site in the first place.

For sale is the domain plus one typo domain (singular version of the domain name) and the content of the site. The layout/design is specifically not for sale as it's part of a CMS system we use. Or I could give you the pages as static html instead of php files.

Reason for sale: I'm moving into a niche area of the insurance field and considering liquidating all this stuff I've got sitting around doing nothing. Conversely, a dmoz listing is worth something to me and my preference would be to keep the site if I don't get a good price for it. As a result, I appreciate that I am asking for the top end of what the site is worth.
