On site start, I just to run adwords and that is why traffic is higher than now.
All traffic site gets is organic at the moment and it comes from all search engines(Google, Yahoo, MSN and some other smaller ones), law related sites linking to it and freebies sites.

SEO:
Site is made with minimal html code with seo on mind. Each page has unique title, meta, keywords and h1 tags, so there on site optimization is very much done. Link building is also done shooting on terms “free legal forms”, “free legal forms download” and “legal forms”. All of terms are very popular searches. I guess time is only factor for better ranking considering all facts and domain name.
Site gets more and more traffic from search engines everyday.

Revenue:

On site start, I just to run adwords and made profit with adsense. For 70$ in adwords site made 110$ in adsense. I stoped doing this 2 months after since organic traffic started to work and I couldn’t check adwords:adsense relationship anymore.
New owner will get list of keywords and bids.
Site have very high CTR and CPM. I get 1.5$ click almaust every day.

Since I haven’t done anything on this site in last 3-4 months I never tried to sell text links on site or listings in directory. I posted tread few times on few forums and sold on or two listings in September(regular listings-10$ one time fee)

What is so cool about this site:
Site makes money without doing absolutely anything and it is getting better everyday.
Current traffic which results in money comes from 3rd page results on Google and with this domain name and link building campaign done only thing which can bring it to page one is time.
Sites ranked on page one for “free legal forms” are 5 years old and with this ctr and cpm I am sure this iste would make 100+ a day with those rankings.
Little directory promotion can bring lot of cash too.

Why am I selling: I need money for new project I started. I am aslo selling another more expesnsive site here and I am not sure I will find buyer for it soon.

I was considering one BIN offer for this site, but things didn't go well with person I was speaking with because of conditions he wanted.
Site is still on for sale.
I just want to say I will not accept escrow since it will not work with me if buyer wants to pay by paypal(both buyer and seller have to be from US) and because I will need more than 2 months until I can get cash.
I also do not accept paypal.
