Selling Legal forms site with great niche

This site offers a great niche market selling legal sales contracts for website sales. Two of the three contracts were prepared by a lawyer. The most expensive one on the site is a very detailed contract (14 pages) and deals with every aspect from intellectual property rights to bulk sales law. The site itself is new but I have been shopping the contracts around over the past few months on sites like DP, flippa, bizbuysell, ect. by just emailing people that are selling higher end site. Just doing that I was selling about two contracts a week ($60 a week).

I just finished up the site but it has made one sale from one of the forums. The contract alone that was drawn up was about $1600 which is the reason for the higher BIN price. All together I have about $1900 in the site and forms.

There is a very large market for this. If you just look at the number of sites for sale on DP and Flippa alone there are about 400 at any given time. With 100% profit margin on the items even if you sell to 10% a month or 40 contracts a month that is $1200 a month in revenues. A good affiliate program would work great as well.

As far as I know there is only one other site selling these type contracts and they are much higher priced so google adwords would not be very expensive. I do have one more contract that I have a lawyer working on now that will be included.
