    The basics are:

Get a high search volume, ideally more than 1000 monthly.

Find low competition in "this part " Ideally around 10 000 for sure under 50 000

Also make sure they are buying keywords.
    Usually you can tell.

You can use the Google Adwords Keyword Tool for finding search volumes. Alternatively you can also check these free tools out: wordtracker, word pot, and keyword discovery

Abnormal? Funny use of the word, man...
Anyway - there are many keyword research tools available, some free, some not.
If you're into the freebies, search and you'll find them. If you want a quality paid service, I recommend KeywordShack keyword research tool. I am a bit biased here, but it is very impressive and a lot cheaper to use.

Google's external KW tools has done the trick for me. But I've also used KeywordDiscovery - not bad when I needed to see a breakdown into smaller (long tailed) niches.

There are few tips, I can offer to you (hmm for free :p)

    i) First make keywords list for your sub niche (yes not niche)
ii) Spy on your competitor for keywords they use for adwords then filter your sub niche related keywords only.
iii) Analyze each and every keywords for its competition with nichewatch tool and make appropriate link development so that your site can be blessed with G's love.

Two things I suggest are different from many ppl offering seo advice one is to pursue your sub niche only and another is to make appropriate effort only, If you spend more on link development which has low competition then it means your money went in vein and if your underspend then it also means you will not get the 'love'.

I hope you have answer now.
