Very simple but I think you said it all. Make a site in a Niche of your interest. Then place ads in good places. Then add lot of content and keep adding it. This is all you need to do to get traffic and with traffic, you can make good money.

 

To be successful as AdSense, the points you mentioned above are correct, however, you'll find that the majority of your work will be focussed on driving traffic so SEO in my opinion if you concentrate on also getting your site optimised as much as possible then this will help to drive long-term sustainable traffic which will help to generate revenue.

Basically traffic = money so get lots and lots of 'targeted' traffic.
