Quicken home and business edition has an invoicing feature. It also has a scheduled transaction feature. I have never done it but if the two functions can be combined it should auto generate an invoice.

Why does he need to bill tenants? Most of mine pay on time at the first of the month. The ones who don't get a default notice on the 5th.

For one of his buildings, utilities are prorated based on the load factor of each tenant. That way the tenants don't abuse the system.

I have two move ins scheduled for this weekend and the units are not quite ready for prime time. Once I get past that I would be willing to see what Quicken can do if that would help you.

On another note I image any invoicer program can handle this. I downloaded and played with several shareware versions before I decided to upgrade my 1995 version of Quicken.

I see. Right now, I help him out and I use word to create invoices. It's not that hard, it just takes up time. I was thinking if there was some more efficent way. Maybe like some online thing I could do.

Thanks for your help. I can check out Quicken myself. Don't want to take up your time.

Good luck with your R.E. investments!
