Best thing to do would to partner up with a marketeer to give your forum a push to get it making money and share profits. After that you can decide whether you still want to sell it or want to keep it to generate constant earnings.

To avoid of loss, try to search the niche that usually want to purchase your design and can be directly used. You can get a nice forum domain name that suite the forum and categories and sold it with better price to cover back your loss.
