Is it ok to modify some code of phpBB and sell it ??

    I believe that phpBB available open source and is it ok to modify the code suited to my needs and sell it for a small fee?

    No, it says right in the agreement that you may not sell phpBB or a modified version of phpBB for profit. That being said you are allowed to sell a modified phpBB site with the domain, but you can't sell just the modified forum software.
