If you purchased that theme, it should have a documentation folder explaining how to install and what you need to do to get going.

yea, it has but it did not explain how to install it. I can only find how to install buddypress. That is all that came with it.

We can't help you, because each theme is usually different than another (especially premium themes) and without having the respective files we can only assum that respective theme is installing like a regular WordPress theme, so you need to look for a .zip archive that contains theme files, login to your WordPress Admin area, go to Appearance->Themes, choose Install themes from above tab->Upload , click on Browse to search for that .zip archive in your computer and click Install now. After this, go back to Appearance->Themes, find OneCommunity theme and choose Activate.
That should be all with a regular theme. Afterword you could get a notice to install some required plugins.
If you need special steps to get started with that theme, there need to be specified in the theme documentation folder, but I can't help you with that because I haven't worked with that theme and I don't know theme structure and requirements. As I'm seeing on theme selling page on TF : "Installation is easy but if you have some problems then send me a login to your WP Dashboard so I’ll take a look on it.", and also a contact URL, so you should better contact theme author.
