    14k is plenty to buy property or real estate. If you pay 10% down and borrow the rest that's a 140k budget.

    I would use the 14K to use as a deposit to buy land and properties and negative gear it ot the max. In 5 years you would be able to retire on the equity made after selling everything you have purchased.
