Buying I'm Buying Active Niche Topic Forums

I'm in the market again to buy forums. My main concern is to buy an active forum. By active forum, I mean that there's a community core who visit, post and keep the forum active, preferably with community leaders actively moderating the boards as well. My second most important factor is good traffic. Some good mix of those two factors is what I look for above all.

Distant third is revenue, but I can buy forums which don't make any revenue too, it's not a big concern to me. I can monetize them myself. I do want to make sure the topic of the forum is one that can be monetized though. I'm not too enthused about topics that don't monetize well, like general topic forums, downloads forums, or anything that is against Adsense rules.
