    Not long, just scroll through the listings of foreclosures and see all the ones avail in town! check majority of details right online before visiting a single property.

    if it's in foreclosure, doesnt matter (even if pre-foreclosure..he is not looking to MOVE INTO the property)

    LOL--- he is PAYING CASH!

    Very doable...very little risk

    in 45 days he will HAVE the house AND AN EQUITY line on it!

    In thinking about this over the last few days...

    I have come to realize, that this whole "what would you do...", majority of the answers are people who have never actually had that much at once, which is why such strange ideas come up...and even stranger responses to ideas.

    Investors I know have a buyer before they even buy the house. Like I said before, I know millionaires, so flipping $50k would be no problem dealing with them but doing it myself on the other hand. 45 days is too short.

    Here's a couple ideas not related to real estate. I'm kind of joking with this post but the sad/funny thing is these ideas would probably work.

    1) Low Risk: Get the $50,000 in cash and take photos of you with the money and hot women. Write an ebook and promote it with something like, "I made $XX,XXX in 45 days, Click HERE to learn how I did it!" Get affiliates to promote it and give the money back straight away.

    2) High Risk: Do the same as above but spend the $50,000 on the product (hire a writer, make a DVD, etc.) and product launch.
