IF I decided to sell my site.. How much do you think it's worth?

I plan on letting my blog age. I'm currently enjoying every minute with it. But I'm curious to see how much it would be worth right now.

    Some info:

    Launched Feb. 1, 2008
    Alexa rank: 224,285
Current daily unique visitors: 300 or more on average.
    Daily revenue: usually about $25 - $30 (about $650 - $800 monthly)
It's monetized with Adsense and affiliate links/banners
MANY mods and countless hours/days spent on seo work and link building
Unique articles (not sure how many. new articles are added everyday)
    There's currently 104 RSS readers
    Forums (336 members)

Unfortunately, it hasn't been alive long enough to experience a PR update, but I'm expecting about a PR3 or PR4 when the next update happens. I hope!

A lot of peopel say to add up the yearly revenue potential and thats how much it's worth. So lets say $700 x 12 = $8,400 That just sounds like its too much for my young site!

How much would you say this site is worth right now?

    Thanks :]

If the incomes stable, then yeah it's worth that much
    but if not

    just say 6-8 months revenue

    so.. $3900 at the minimum

but it's all really dependent on the quality of your traffic. I once sold a high-traffic site for 10 months revenue, aka $2,000

but the next day, I got an offer for $8,000

and the next day, $18,000 (actually from a legit buyer too from sitepoint)

but I already sold it at $2,000. I was so upset about it, rofl

so the moral of the story is don't value a site totally on revenue
there's a lot more to take into consideration, like the quality of your articles

    edit
    is your website cashjuke.com?
I'd personally value it at about $7,000
it would be a lot more if it was a bit older, and the income is steady on it (and can be proved)

Yes CashJuke is the site I'm talking about. $7,000 sounds like a good price, with all of the days and hours I've spent working on it I never thought about how much it's worth. I'll definitely be holding onto it for a while though ;)

And I believe I'd be crying if I was offered $18,000 for something I just sold for $2,000. Really crying!

You are making approx $800 per month, thats $9600 a year, if you would sell your site for double your yearly revenue $19.200, the investor would have a return on investment of 50% per year. I can guarantee, there are few other investments as high yielding as that. Don't sell for less than twice your yearly revenue, but the smartest thing to do probably is selling it at as a featured Sedo listing. This might make you alot more money than finding a buyer yourself.

I'd say a little more than what your guessing, I mean, the person that buys it is gonna make $1000 a month, so...

Why not wait for a while longer to get a good PR ranking so as to improve your bargaining power?

I definitely am. I'd be a fool to sell it right now with no pr. Especially when updates are around the corner? I'm gonna hold onto it for a while ;)
