    That should be agreed by the buyer. You should not sell the directory if the buyer does not agree to keep the links.

    You must have to tell new buyer before selling your directory about any featured listings and sitewide links if you sold any to keep it there until it'll getting expired.

    Now another one:
    Let say hosting not included, I must transfer domain name to buyer, and also MySQl dump and directory files.
    Did I must install for buyer directory to his hosting server or just send him files?
    Is there some rules about that or this is private assignation between seller and buyer?

    No there is no rules about that. If you want him/her to transfer all files from your hosting to his/her hosting then tell him/her about that.

    yes offcourse you can sell it an there are people ready to buy directories! just mention PR ranking, Traffic details, Link Backs etc and interested people will purchase it

    If it is a relatively new web directory you may want to post it here on DP forums, however if it's a established web directory you may want to go on SP forums and deal with it over there.

    Mention everything in your thread, such as moving, hosting, etc.
