I am planning on making a mortgage site, it is what I do for a job, and what I really love doing in my freetime, so regardless I am going to make the site. That being said, is the market too saturated for me to expect to get any revenue from adsense?
Absolutely not. While there are alot of sites that cover this topic if you are allready an expert in the field there is no reason you cannot contribute information to your visitors that will be useful and up to date. With original content you and some work on the traffic you will be able to monetize the site quite nicely if you do the site correctly. Since you are allready passionate about the subject you should have a very easy time writing original content for it. Google still pays well for these types of keywords, but remember once you get it going there are other ways to create additional income from the site.

Most defenitely true. Your traffic is what is most important. The rest will come as you increase this as a byproduct. You will then be able to monetize with not only Google, but with other types of ads and link sales as well.
