I posted this on another forum and got no replies, anyone here want to take a shot?

    I have a small site that provides a service, grosses $400.00 a month, (net is $160.00 with the work outsourced) and has a small list.

    The site doesn't exist on SERPS as far as I know, as I direct marketed it to a group of people who I know buy this type of service. So there's no PR no traffic, no alexa score or adsense income, etc.

    I've been thinking about selling the site, but not sure if it's the type of site that buyer's buy, or what type of price point would be reasonable to expect to get.

    Any thoughts from the war dogs of site selling would be greatly appreciated.

    I suggest you to put lil bit seo efforts, If its not urgent than make your website strong in search engines. Finally you will have handsome money when you want to sell the website.

    If you were to sell it today, what would you sell it for? The decide if you'd be happy with that. Now think of what you could sell it for if you got the site a decent SERP and Page Rank which in turn should bring you more business and in turn, make the site more valuable.

    Not knowing what your service is, you also have to ask yourself how difficult it would be to find another outsource contact should your current one not wish to provide the service any more. If it is extremely difficult, this may deter potential buyers if they can not provide the service themselves.

    what would put me off as a potential buyer is that the income is not automated or regular but dependant on a small set of regular customers.

    atniz summed it up. Do a bit of work on it and you'll get FAR more for it than the current likely 6 - 8 times monthly net.

    I think it would be a good idea to make it more saleable by by increasing the page rank etc.

    Yeah it's worth giving SEO a shot before selling, your efforts should pay off.
