    The site generates $8 per month... That's $80 per 10 month period which is general rule of thumb when purchasing a site since luck could change at any moment. However, I am considering the other factors here that make this site worth more than that. Unfortunately, I don't see myself spending $400 for this site though. How motivated are you to sell it? Would you be willing to part with it for less?
