Is this a general rule to calculate the price based on the monthly income? I'm asking this because if it's true, and I would just sell the script behind the website, then it would be worth $0 ?
it's a general rule of thumb... some go for a bit more (successful niche sites), some for a bit less (proxies come to mind). You asked for a site appraisal vs a domain appraisal. Site appraisals take the domain into account along with revenue, ranking, popularity, traffic, etc... The domain itself probably would have value on it's own were there no site as it's short and brandable (in the mid to high xx), but the site AND the domain are worth much more together due to the work you've put into it. So the script by itself = low xx the domain by itself = mid xx The combination of the two though are worth more than the individual components.
