    The simplest method:
    1. Write down a series of words and phrases you think might be used to search for your content (note I say content, not your site)
    2. Put those words and phrases into Google keyword tool and see what it spits out as suggestions: https://adwords.google.com/select/KeywordToolExternal
    3. Note the highest average traffic phrases - that are relevant to your content - and search for each in Google, making a note of the number of results returned for each (competition)
    4. Highlight the phrases that have the highest traffic but lowest competition. This can be tricky weighing up the balance between the two, so this comes down to personal assessment of these factors and the relevance of the phrase itself. Higher traffic terms usually have higher competition but that's not always the case.
A professional SEO consultant once told me he ignores any keyword or phrase that has more than 1 million results when search for in Google. That criteria has worked for me, too, in most cases, and at least filters out some of the terms making selection clearer.

That's the simple overview, with the minimum number of factors.

So many people look past the obvious.. try this tool by Google themselves..

    https://adwords.google.com/select/KeywordToolExternal

You can either enter a URL you want to promote and Google will tell you which keywords it ranks well with so you get a high QS (quality score).

A high quality score means you pay less in keyword bidding..

All you need to do is enter the www.domain .. com you want to promote.. and viola Google tells you the best keywords related to it..

Just make sure you select keywords with low competition..

I'd say usually take a 10% ratio. That means that I choose good keywords that gets searched 10% of the competition.

For example: A keyword has 40,000 results and gets a MINIMUM of 4,000 searches a month. I'd take that as a good keyword. This is my own preference so if that doesn't sound right to you then you may want to modify the ratio.

I read on NicheFree.com (great blog) there was a keyword I believe either for Scion XB Accessories or Trek Bike Frames that had MORE SEARCH then there was competition. I believe there was 4,000 results in Google but the keyword got around 5,000 searches a month. That is a Grade A+ keyword if you ask me.

this is a top 3 tools:

    1. https://adwords.google.com/select/KeywordToolExternal
    2. http://tools.seobook.com/keyword-tools/seobook/
    3. http://www.digitalpoint.com/tools/suggestion/

if you use the 1st option, you can view the competitor and cpc for each keywords. if your website is new, its better for you to target the low competitor keywords.
