How valuable are links, etc...?

OK I must admit I'm a bit of a noob when it comes to traffic domains.

Lets say I see a domain with the following stats. How do I know what this thing is worth roughly? Any way to "estimate" the traffic based on this stuff?

    THANKS!

    PageRank: 5/10
    Alexa Rank: Not Ranked
    Incoming Google Links: 11
    Incoming Yahoo Links: 34
    Incoming MSN Links: 65
    Incoming Alexa Links: 9
Overall Incoming Links: 119 (Overlap is possible - Estimated 103 unique links)
Outgoing Links: None Found - No PR Passed [ View History ]

I have never seen a PR 5 with so few links. That sends up a red flag.

Yeah, Leapfish is not the answer to evaluating domains. It throws around more random numbers than anything. It isn't worth much, regardless of it's PR, because I doubt traffic is very high with so few links.

If the PR is accurate then it is definitely worth to register the domain. Also, the exact traffic can't be predicted based on this stuff.
