This article was written to give help to those interested in flipping websites... that is true. But if you are reading this article and deciding to try it out I would recommend you begin with a lower value site... I would not recommend your first buy being for a $25K site. Although this can be an extreme money maker it is also risky... especially for beginners. So start out small and work bigger as you feel comfortable... I felt I needed to add this disclaimer because of the huge response to this article... I am by no means discrediting the article, just want everyone to understand that even great money makers many times carry risks and they need to be considered...
