How to integrate a template with CMS?

    are there any unique steps I need to make in order to integrate a template with CMS like Joomla or any other CMS?

    You have to convert the template to a theme for the CMS you're using. Each CMS has it's own theming specifics, and you have to port the template into that. There are many tutorials on the web on how to convert a template into a theme.
