keyword research is a very important task when you do it for a new site. choosing right keyword can derive good result to you so do it carefully.
    1) First of all see what's your product and services are given by your website.
    2) Observe the content of the page you want to derive keywords for. some of the keywords are hidden in the content itself, title, meta tags.
    3) Make your own generic list of keywords for that page. choose keyword phrases than a singal keyword as today people rarely search for single keyword.
    4) After making a list go throgh the GOOGLE ADWORDS keyword external tool. observe those keyword in the tool and go for other keyword also..it is very time consuming so go for good less competive keywords.
    5) Also find what keywords your competive websites are using..include them in your list.
    6) For every keyword find the searches in serp less the pages for a keyword more the chances to make good rank with less competition
    7) Keep your keyword research on going time to time.

I have to agree with using the Google Keyword Tool and checking what competitors are doing. Also Keyword Elite software had some pretty good tools for doing keywords that competitors were using in their ppc campaigns. I haven't used that in a while though.

In order to find the keywords for your website, initially you should go through the keywords research tools like Google Adwords Keyword tool or keywords spy. You can have your content related keywords from there.

Also you need to take care of the competitor's keywords which are working.

While researching for the best keywords, you need to check out the competition and searches of the particular keyword. The keyword with the low competition and high searches can help your website to come up for that particular keyword.

It depends on what niche you want to choose for your new website. Once you find the niche, you'll find the appropriate keywords for each niche through little search.
