Hi guys, there's an action on Flippa (Berkshireweb.com). Website whois was made on Aug 10, 1995 https://flippa.com/4401595-20-yo-pr4-edu-gov-bls-travel-site-making-110-mo-with-adsense-stable-us-traffic Website is in travel niche (information about Berkshire county, MA). It has 825 ref. domains, 78 .edu BLs, 47 .gov BLs, 53 wikipedia BLs. Site is making around $100/month (content is outdated). Traffic is mostly from US. I think, that evaluation based solely on the generated income or costs of the similar backlink profile isn't appropriate. Similar caliber websites tend to make ~$2.000/month. My question: how would you evaluate website that is 20 years old? Where is the upper limit?
If a domain/website has the potential to return big bucks, pay for a professional appraisal and you will have the correct price and answer. Even though, prices are usually subject to the buyer's wish to get what you sell. If you own a website that is worth one dollar but the buyer wants the domain madly, he may may pay $1,000 or more for it. Similarly, if you have a site making loads of money but the domain is not of the potential buyer liking, it may take long time to sell, particularly if the asking price is too high. This is called offer and demand, which is variable.
Most of the sites on Flippa do not make anything or they would not be on sale. Its the same copy paste model for 95% for everything there. Berkshire is not exactly a high competition keyword and you could rank easily by regging anything and paying somebody who knows what he is doing to do SEO for you. The age of the domain for a low competition keyword is practically of no relevance.
