How to estimate a site value

    My question is simple but the answer I believe is complex...

    How to really estimate the value of a site?

    I use some site value tools but the prize is depent from 100's of thinks...

    Just a small help. Here are some tools that I use and some will find them useful

    I have make a small test of all those tool for two domains ...
    The first is www.Tzop.com and the second www.WinAndFun.com Here are the results

    webvaluer.org ---------> $ 1387.38 --> $ 1560,18
    estibot.com -----------> $ 4,500 --> $ 330
    sitevaluecheck.com ----> $ 7,322 --> $ 2,741
    stimator.com ----------> $ 652 --> $ 304

    So, how can we realy estimate a site value?

    LOL! Your website should be valued based on how much it is worth to you. Does it generate a steady income? How much effort? These factors are more important than arbitrary assessments.

    No website can simply be valued by a program,

    ya no program can value the site value. You have to set the prices according to the Rank and visitors and if your site is blacklisted or not. And some if the name of the domain is really good.

    website cannot be valued by program . Website worth as much as someone is ready to pay for it :)

    Before buying a website I would check how much income it generate, its liability and profit making ability of the website.

    Yes the answer is complex!
    There are many factors.
    If you provide services: i.e. you have a website that have only 1000 visitors a month, but 2 converts and buy your service SEO work for $400 so that means you get $800/a month out of it, So you would not sell it less then $8000 right?
    Or you have a website with 1000 visitors a month and getting 5 dollars monthly from adsense, this time how much would you ask for it? $70, $100 ???

    Those tools can not know how eactly you earn from your sites and it differs a lot, so do not depend on them.

    You can try to find out similar sites in your niche that have been sold in DP and SP and decide on your sites value.

    One nice rule of thumb I use, if it's generating a fair amount of revenue, is that the value is worth 10x the monthly amount of revenue.

    If it has no rev, however, I just consider the time and effort I put into it and think about how much my time is worth.

    And also wanted to add that PageRank, Alexa Rank and Traffic does not mean everything for the website!

    I have seen websites with PR6 worth not a lot since some people buy droped high PR websites, put a little content in it and ask high prices
    I have seen websites within Alexa 100.000 but not worth a lot, since this rank only depends on people whom downloaded to tool and it is a tool that you can not even use with many web browsers!
    I have seen many websites with lots of traffic! And they ask for a high price, I have even scammed once on that! Traffic is important when it is natural. Some people buy traffic, use auto surf programs, and some black hat tools to show a lot of traffic, but do you know that the conversation rate of that traffic is %0!
    So 0x 1000.000 means NOTHING ;)

    Actually those bot evaluator is 100% not accurate.
    For me i will hire a professional person to evaluate the site value before i buying any website.
    Although its pricey but believe me,its worth it.

    I read about the following way to value websites based on their monthly revenue:

    You use a multiple of Trailing Twelve Month (TTM) revenues that the site has generated as follows...
    eCommerce sites: 3 x TTM
    Content sites: 6 x TTM

    You see so many sites up for sale that seem ridiculously cheap compared to their claimed monthly revenue. If it looks too good to be true it probably is.

    about value, only measure with PR, visitor, alexa, page, and others. And important, how much earn you get
    in a month. i think this is one of measure for your web site value.

    if the website is beginning by yourself ,SEO by yourself ,doing everything by yourselfe ,you put your heart into your website ,I think your website is invaluableners ,anyone can't buy all of your website ,you enjoy your work and grow with your website together ,it is like your baby ,you love it ,it loves you too , so it is real value not for price ,it is my opinion .
