I would definitely say that traffic is probably the most important factor and page rank as well... It sounds like we're all guessing here so you will probably want to get it appraised by a service that specializes in website sales.
Yes, I agree, PR and traffic is the most important factors responsible for value of any website because such website will be welcome by advertisement agencies to put their adverts.

Personally I thnik the PR is overrated. The only thing that matters is net profit. 6-12 x one month net profit is only reasonable a caluclate method.
Go to Flipa, and look at how others value their site. It has to do with net income, page rank and amount of traffic it generates.

i hear alot of people say that you take the website, multiply its income by 10-12 months, and use that to base your sale price off of, which, if that's the case, i've got a site that brings in $80-$130 in adsense / day that i might have to look into selling... lol

You can calculate by multiplying monthly earning by 12. for example if you blog is earning $100 per month then $100 * 12 = 1200
1) 18 month revenue. LAST 18 months that is. 2) Value of domain, branding, slogan, identity, type in traffic. 3) Record with search engines. In good standing? Penalized? Potential in ranking new pages (as in Trust Rank or credibility with the SEs). 4) The type of traffic it currently receives. If not all traffic is properly monetized, what is the potential in regards to adding some advertising related to traffic that simply comes without those searchers being able to find what they are looking for. 5) The design, the functionality. 6) Overall reputation. What will you find when you type the name of the website into Google itself. 7) Is there a database of members or users? That too can add to how much a more motivated buyer can turn the site into a better return of investment. 8) The trend. Is traffic going up or down? And if up or down, what is the specific reason. 9) The content. If not yet ranked for it, great content is bound to magnetically draw more traffic. 10) Are the incoming links and banners paid for on a monthly basis or is the traffic organic? Calculate whether or not an additional amount of money will be needed to maintain the current standard. There is an idea that generally websites are sold 10 times their monthly income. But that is not always the case. You can get a better idea if you research what is happening on Flippa.com website auction site.
In my opinion, to sell anything (make profit) one need to calculate 2 things 1) cost 2) revenue In this case I'd prefer to break it down to ... 1) Domain Name Price: You can check the similar name and what price it has been sold. 2) Cost of web design: Could it be logo, blog design, cart system 3) Cost of Product/Service: How much you pay to build the product and service 4) Revenue: Monthly net profit Ideally, I will sell it with the price of (1) + (2) + (3) + (4 x 12 months) Good luck with your site!
Your website domain should be at least one year old and your website should be well ranked by Google and Alexa Rank, then you can demand money.
Nice information here. I think it will be easier to sell a website when you can prove traffic and earnings. or either of the two. As to how much you should sell your site, its dependable on these dynamics. The price tag you put on a site does not mean you will get that price but your chances are higher when you have something to prove that the site is worth the sale price.
