I put together a simple video - a "how to guide" on how to purchase a website. Check out the video.

Here is rough checklist that I go through - not a comprehensive list but should get you going in the right direction:
    • Check PR / is it real?
    • Domain created data (whois) - how long archived?
    • Check ownership
    • Consistency of traffic and revenue
    • Indexed pages in Google
    • PR makup of links / any .edu or .gov links? / Paid Links
    • Cache dates of primary top pages
    • Sitemap / Index?
    • Adsense? Placement - can I improve by 25% or more?
    • Is the sale price over 10x monthly revenue?
    • Can I maintain the site? Template? PHP/MySql
    • What is the potential for adding a blog or forum?
    • Any good affiliate program?
    • What does it rank for naturally?
    • Is it tied to any linking schemes?
    Hope you enjoy the video!
