How to break down your keywords? segment by price/search?

    I have a keyword group with as many variations as you can have with the words: (retirement, homes, communities, Cleveland, Ohio)

    My issue is that after running every keyword combanation is the keyword tool the search and CPC is varied greatly.

    For example:

    retirement communities Cleveland: ($3.76 Est CPC & Search: 58)
    retirement communities in Cleveland: ($.05 Est CPC & Search: n/a)

    As you can see there is a large disparity in metrics between the both but very similar in keywords....

    how do you segment keywords like these (I have a large list) that are similar in keywords but very different in metrics? (price CPC and search)

    I think your CPC is too low and too high for both keywords. Use the Market Samurai keyword research tool to find better estimates for the Adwords CPC.
