For me, what i will said is :
1st- Define your niche industry
2nd- Do Keyword Research
3rd- But the domain (which must related with your keyword and industry)
4th- Build the site /blog

Keyword research is very important and same goes to SEO. It will affect your ranking in search engine if you fail to do that.
