    i am not sure if i want to sell it or not. i need the money but i dont want to give it away you know what i mean.

    not sure if i want to increase the revenue and then sell it for higher price or use the money now for my other projects.

    That is worth a minimum of 24x monthly earnings. I would say $4,000x25=$100k. Something like that would about get you qualified to be a premium publisher in adsense.
