SEOChats future pagerank tool won't necesarily tell you if its faked (It depends on the mothod they used).

When I buy a site it is predominantly on income and potential. If you are buying this site based purely on PR, you need to look at every link going to them and make your own evaluation on whether it will be worth it or not.

I typically wouldn't advise this if your SEO knowledge is shaky. $10,000 can buy you a PR4 with a proven income which in my opinion is the better choice.

That's the key - PR is simply a variable, and it is independent of income. And PR can go up or down.

And from what I've heard about domains changing hands, Google will think nothing of reseting the site PR according to the backlinks set up during the time of new ownership.

It's important to know were the links are comming from, after the site is sold to you lots of those backlinks could be removed, meaning the Pr will go down. You need to figure out if the links are natural, purchased, reciprocal, or comming in from the owners network of sites, etc.
