Google PR is a not a number that is used to valuate a site.

    (unless it's a site that sells PR :p )

If it is 'true' PR8 site, I mean natural gain PR (not link buying or fake PR) site coast lots. Other than PR value these type of sites might have good traffic and income.

Well, a PR8 site could be worth millions... because a PR8 will only come with a tun of links which indicate good content and probably huge traffic also. Haven't ever seen a real PR8 site being sold.

I have a PR6 site which is close to PR7, and I can basically create a page about *anything* and rank it in 24 hours for even very competitive terms. Adsense revenue is getting close to 5 digits/month. Should be there in a month or two.

A PR8 site would be able to generate 6 digits every month, if monitized properly.

    seriously, PM me the url.
I'll happily give you an evaluation on whether it's worth 10K.
I don't have 10K available at present, so I wouldn't be able to poach the site - so you're safe on that one.
I'd suggest that if it's genuine PR8, then 10K is probably a bargain.
Look at IBL's(all SE's), pages indexed, traffic rankings (alexa).

All I'd ask in return is a link :D

I once saw a pr8 site sold for around 20,000. And some pr7 sites for around 10,000. So based just in pr that site is a bargain.

You just have to check if the site is a natural pr8 as the others said.

Do link:domain.ext on Google or linkdomain:domain.ext on Yahoo and see whether the backlinks to the site are bought or are natural links.

If the links are bought, then the PR is unnatural.

That isn't entirely good advice. There are other ways of achieving fake or unnatural PR.

There are ways to spoof PR in the toolbar. I would use a few third party places to check pr...I know SEOChat has a tool, and maybe DP does as well...

westhaven, if you want me to check it out as well, let me know.

Check the backlinks in yahoo using their "linkdomain:" command. The top twenty or so sites returned in the results will be the most established ones. Check *their* PR and verify that the site you want to buy has a link on those pages. Do it for about 10-15 sites. If all looks good, then the PR8 must be real. Also the theme of the linking sites being similar to that of your site would indicate that the PR is natural and not baught in the majority of cases.

However, if you're really thinking of dishing out 10,000 for any site, I would have assumed you would know these things already. Just be very carefull is what I can say.

If it's PR8 because it has 10 million high profile links with the anchor text 'Nazi Homepage' I wouldn't say it's worth much for the sort of business I have in mind.

Saying it's 30K is as accurate as saying it's 200K.

If the site is empty it's a lot less than if it has a complete business attached to it that turns over 3 million a year with a bottmo line of 900K.

As with most answers... 'It Depends!'

As tops says, there are a lot of variables.
Without the url, it's kind of difficult to offer any accurate advice.
    You need to find out:
    how many pages indexed ?
How many IBL's and where from ?
Current traffic levels ? and where does that traffic come from ?
Will traffic continue after sale ? depends on where it comes from.
Is it an authoratitive site ?

That's a few things to look at for starters.
