I think in general everyone loves to over-value their own blog, it's hard finding an exact price and the price is only what we make it. Yes, that is pretty much how I price my blogs along with x10 whatever it makes by itself. (e.g. links, space, affiliates, adsense, whatever is necessary)
Truth is there is only one true way to value a site. That way is what anyone is willing to buy it for. It is like baseball cards, you can read all kinds of price guides but if you can't find a buyer, the guides are useless. In the past, I have tried to value sites based off of the many factors and very often the sites sold for different than what I thought they were worth based on normal valuation.

RSS feed is one of the most influential factor determining value. By value I do hope you dont mean monetary value. Lol. Anyway, I think number of comments and page views plus uniques still play a huge role. The biggest majority of people dont subSCRIBE to feeds cause they are old school and simply bookmarks it and visits it regularly there on.
