How much is this site worth?

    Hi,

    I am looking to buy a site off a friend (but this won't affect the price, we want market rates). This is a "niche diet site" and has been online since 2000 (using wayback). It hasn't been promoted or optimised yet is number 1 on google\yahoo\msn for a competitive term 9,000,000 and in the top 15 for google for a super competive term 280,000,000! The site gets around 110k uniques a month...

    So what do you feel this site is worth?
