What do you mean niche? The profits are from affiliate payouts to the tune of $3,300 in three months.
Well a niche is something you target for your site. Like your niche may be, sport, fitness, health, etc
Have it appraised at Sedo, and sell it there as a featured listing. You need to be sure that you'll get the right valuation as your site is making good money, and it would be a shame if you sold it below market value. Success and have a good sale!
From this image you can see I sent my affiliate about 3k targeted traffic in 3 months. I'm not sure what the site itself receives nor it's page rank, it's only 3 months old. Any idea how much it's worth?
Basically your niche is your target audience. If your niche is people born in January, February or March then you have received the bulk of your traffic and earnings for the year and your website may only be worth $5 or 6K. However, if your niche is major league baseball and you earned $1K/month during the off season the bulk of your income and traffic is yet to come and your site may be worth $20 - 30K.
A site is usually worth about 12X it's mothly income, this can easily double if the site is established, but considering it's new I estimate it at $5 - 6K. You're better off holding on to it for another year or so and if the income continues or grows you'd get a lot more for it.
My niche is year around. It sells FleshLight affiliate links to targeted traffic. Moderators on FleshLight.com's forum can use their space for advertising. Most the traffic comes from here. Thanks for your help!

I think it is better to keep the site with you rather than selling as it is earning good bucks. If you are very particular about selling, go and get it appraised at the appraisal forum as mikey1090 suggested.
yeah normally we calculate from monthly income (profit) x 10-12 months or more depend on the age of the site and traffic. so I think your site can make mid $xxxx-low $xxxxx easy. just provide potential buyers more stats.
