I want to get in the website flipping game and I just bought a website that makes $440 a month and has about 2000 unique visitors a month. How much could I realistically I would settle for at least $500 but I'm hoping for $1000 or more. Here is the link: galactichorror.com
I don't think you should have any problem at all getting $1000 for it, considering it is making almost half that in a single month.
On Flipper you can get around at least 3 to 4 times what you bought it for. It will depend on how well you sell it. But $1500 is realistic. Also do you have proof of income, without it you will get very little for it
The going wisdom used to be that you could sell a website for the website's monthly income * 10. That seems to have gone down to 3-5 as of recently. If you can prove $445 income, $1000+ really shouldn't be an issue.
I once sold my site that made some $600 a month for $5k in flippa some years ago and if you can prove your income proofs, you can sell your site for 1000+ easily within 3 days.
I agree with everyone else here dude, If you can prove your income from the site, you shouldn't have a problem fetching $1500+. And maybe a lot more if you find a buyer that loves horror films
If the income is stable each month, you've got proof of the income, then the general "rule of thumb" is to sell the site for the average monthly income * 12(months). So basically you sell the site for the income it will make in a year. Though it might sell for less or more, it all depends on the site, niche and various other factors like pagerank, keyword rankings etc etc etc.
The value of a site is in both its profit and its revenue. A site that generates $440 a month of income but costs $400 a month in content and advertising isn't worth nearly as much as a site generating $440 a month but with no content or advertising expenses. I would spend a lot more than $1,000 to buy a site that gets $440 a month with no expenses. Also, proving the revenue is important, but most businesses are valued based on annual profit and revenue and not monthly.
If you have audited income results, you should be able to get 1x annual revenues or $4,800. It used to be 2-3x when buying a business but with today's economy and business environment, the going rate for a business, online or offline, is about 1x. Of course, there are always stories about companies selling for less or more, but the average is about 1x in my experience. The only concern I would have with your business is the short track record. If you can stick with it and keep the revenues up for 6-12 months, you will get more interested buyers.
I see the same thing as jrbiz. One exception is sites that sell third-party goods and services that articifically jack up the revenue.

I have a website with a little over 10k unique visitors/month and have been scared to monetize it due to the fear of not making anything.I know revenue is different from site to site, so I just wanted to check if those numbers are correct.
I would find this very hard to believe without stats. I don't like making accusations, but this looks like someone trying to sell a crappy site for far more than it's worth. New member, only a few posts. New site, less than 2 months old, yet we're supposed to believe it's making that kind of money already. Making $440 per month from 2000 unique visitors per month is not feasible, you might make that from 2000 per DAY, but no way can you make that from 2000 per MONTH. None of this is looking truthful.
if it's constant profit each month , usually a three months revenue is selling price but with 2000 visit a month you make 440$, are you running some kind of CPA offers ?
If it's consistently $400 every month and you want $500 for it, consider it sold...I'll buy it now. However, I just checked out the web site and I don't believe there was a single person who paid $12 to play "spo0oky hangman", "ooo scary arkanoid", and "Chiller Trivia".... C'mon let's get real this is 2013! Little corny games can be played for free and multi-million dollar budget games can be played for a $3 rental.. I think someone got the best of you.
