It depend on the current income monetized from the site and the potential income from the site . For pr 7 and 5K visitors, the pr link is worthy $80 to $90 .
So if I can sell 10 links, so making $1K a month, that is $12K a year.. Will this revenue stream justify a $120K value of the site?
Why a year, if you buy stocks, it pays 10-20 times earnings, say, and I really don't need to do much in the future, other than domain renewal, registration... Where can we find website transaction history price, if there is any, for small sites? I believe the transaction is a lot, though not as much as domain names.
Yeah PR7 is great ... 5000 traffic is very low - considering it's supposedly dominating the niche and that means it's a very low volume of searches for that niche. Selling links has been mentioned ... that's just crazy in todays Google market ... if the site gets busted selling links "say goodbye to Page Rank and possibly Google index" ... PR7 domain can fetch 5k - 10k and add $500 month = 10k - 15k ...

LoL yeah I was thinking the same, possibly a website value estimation spammer - I get those emails all the time, they generally say "I am interested in your website and will offer you $5000, but first visit *this site* and have an evaluation" ....
Exactly, i got a PR7 domain with 2 PR6 subdomains attached to it and it gets 6,000 visitors a day in total. I would be lucky to get $10-15k for it, so no way on earth will he get $100k unless the domain is something special, such as a popular single dictionary word.
LoL - I love it when people say that ... Page Rank is a factor in search engine positioning, go and get your site banned and have your site loose it's PR permanently and then see where your site stands ...
As I said, it is a serious buyer ( 2 200 person company in US), offers are the table. They do run many other websites as well, so I am wondering the same questions, why they pay $100K? It is a small niche, and traffic of 5K per month is a success... I am not selling links.. but wondering how they can monetize better.. They are paying 200 months revenue
they probably have a plan then. Maybe they know how grow the site and increase revenues. Either way sell it! You wont get an offer like that.

PR is not permanent. I've seen PR7 sites move to PR3 after they sold their link love. So you cannot say $12K a year purely on PR basis. Monetization is one thing and not the only thing. They can use the authority (edu, gov, dmoz, yahoo dir backlinks) of the site to make money, and help other sites they own. If you don't have plans to monetize it better, then I'd suggest selling it. With $100k, you can create several PR7 sites. But, PR alone is not worth it unless you're looking for quick money by selling links.
