    It all depends the niche, how long it has been a PR7, content, revenue, domain name, etc., but I would say $20K could be too high based only on PR and traffic of 5K visitors per month.

    PR 7 is great but only 5k visitors monthly? That's really not much traffic. Perhaps it only has a few pages?

    For the most part, price is determined by revenue. Yes, a pr7 is worth a lot as a domain, but as a site it is heavily judged by it's monthly revenue

    Only 5k month is not enough. If it received at least 5k per day then you might have something worth while.

    The problem is that your PR7 cold disappear tomorrow, with Google you never know. Then the site would be worth nothing.

    5K visitor per month ??? I think it's small amount of traffic... If there is 5K visitor daily so I believe it can be $20K

    You'd probably do well to work hard on increasing quality traffic to your site; as it stands,that's a really small number of monthly visitors. I'd say put in a few months of consistent effort on improving the traffic, and then revisit the question of what you could sell the complete site for. It's one thing to sell a domain, quite another to sell an extensive site with a very active community.

    You should get more content and grab traffic from med-long tails.
    With PR 7 you could easily dominate your niche.
    Easiest way to calculate your site's price is 10 times monthly revenue.

    It is dominating the niche. Job related... All traffic from Goolge (organic No.1 in several long tail). It has been a year or so... The Google ad revenue about $500 per month, 5K visitor per month

    So should I sell the site, say 100K, if people willing to buy?

    Sure because 100k will be revenue for 200 month or 17 years! However I seriously doubt that somebody will be willing to pay even 10k .The real price of your site is about 12*500= 6k.

    PR can vanish in an instant. Traffic is what's important. You should consider yourself extremely lucky if you manage to sell the site for anything over $10k

    The current offer is 100K I am wondering how they can pay for that.. a decent 100 person advertising company, possible? My friend's site. He is thinking of asking 200k

    If there is no significant revenue, just the link power and pr then similar domains sell for for mid $x,xxx on auctions.

    pr7 + $500 per month revenue, you could get $10-20K for it.

    If you really got a 100k offer consider yourself lucky!

    I would love to, but it is really a small niche (job related), and less competition... I was surprised as well for the offer... It is a site by several partners... I am curious as well... is that I am leaving money on the table.. the offer is about 2000 times yearly revenue (profit is almost 0, if counting time, labor, hosting, etc)... How these big companies monetize the site... I have to wait and see after the transaction... a pretty newbie here.. my partners withe bigger share are pro..
