When Adsense earnings "dancing", this week can make $300, but next will $200, and last week of this month will $400 (per week) ??? Start month earnings is not same like the end of a month - everyone known this I think. Or escrow will give hosting for buyer? He will verify earnings by himself? Escrow works as a middleman to facilitate deals between two parties. I think all escrows work differently but I'm not sure. I wouldn't just agree on a contract that specifically states that if first week or month revenue does not reach $xxxxx.xx, it's contract is cancelled blah blah.. But then let's say if you exaggerated or clearly lied about earnings then buyer has the right to void the deal.
No. It work like this. The buyer will insert his adsense ads at your site. The hosting account is still under your control. If the buyer satisfied with the income then he will notify escrow to release the fund to you.
This is a pretty standard procedure. The buyer is required to send payment (which escrow holds until payment is released). The buyer then has a few days to verify all is okay with the site (so they can verify traffic, earnings, etc) and if the numbers add up as claimed they will release the funds. If you have been honest with your traffic and revenue claims you don't have much to worry about.

What do you mean? If they are happy with the site and release payment the code won't be changed back to yours.
Friend, To be frank, it makes no sense in buyer putting his adsense code on your site and then testing it for 1 week. Whatsoevr, better way is to confirm from the escrow company about how they will be assisting you with the deal. Escrow.com is most famous but there charges are a bit heavy.
