    Hi Guys

For confidentiality purposes I do not want to list my URL but I want to ask for a general opinion on how much a website is worth based on the facts below.

The website is 2 years old, has Page Rank 4, it gets about 5000 unique visitors a month ( all from search engines ) and generates about $1700 per month in commissions.

    Please drop me a line.

There are a lot of different factors, but you can generally figure about 6 - 12 months monthly net for a ballpark figure. A lot depends on how long it has been making $1,700 a month and consistency of traffic. Are sales increasing or decreasing. How much time does it take to maintain the site and current sales. If there is a lot of work in promotion or site work, then you have to figure a reasonable salary if you had to pay someone to do it, and that is deducted from the monthly net.

It's real confusing because one website sold for $42 000 on flippa.com but when I used several website value calculators it only calculated the value between 1-4 thousand dollars. So is there are formula of some sort?

Well I should imagine the calculating websites don't take in the extra things such as the possibility to make money from it, how good it looks and its functions. I guess it just uses hits and pageranks.

All the website calculators are wrong. You need to take your earnings and multiple by 6 I believe. If the number is wrong, please correct me, although everyone has there own opinions.

It also depends on niche and if your website can sell to companies or just to general audience as a method of making money online. I suggest you should start the bidding from 10.000 and see how it goes... You might get up to 30.000 for it, but it depends on lots of factors.

Yeah, maybe approaching companies in your niche might be the best way to get a good amount for your website.
