How do you value a site for sale?

I'm considering selling one of my sites but I amn't sure how to begin valuing it..

When I do a site: search on my domain it gives tens of thousands of pages but that will include translated pages using a translation script.

Daily Unique Visitors has averaged 2,263 over the last month (and that is consistent with previous months

I have done VERY little SEO on the site and and spend much less than an hour every two weeks on maintaining it

Adsense since the 01/07/2007 is currently at $469.31 and there is potential for several other revenue streams through the site.

Anyone care to give me some pointers on what the site might be worth? I can't decide if I'd be better selling it or spending some time working on it and then maybe look at selling it once it has a higher revenue month on month..

What sort of criteria determines the value of a site..

A rule of thumb is 10-12 times the revenue, but there are many exceptions. What type of site is it?

For me, personally, if it takes me more than several years to pay it off from the site's revenue, I would pass.

3 months revenue is the most i would ever risk on a purchase , unles it wasin the low 000s , theres so many scams and tricks out there its really not worth the risk to put out 10-1 x monthly revenue unles its a well known high profile site , in which case i likely could not afford it :)

basically you are making roughly $100 / month, most people would pay 6-14x that when purchasing. its not an exact number that anyone can give you, simply its worth what someone wants to pay for it.
