How do you know how much to sell a site for?

    I own a web site that I've had since 2003.

    There are just over 5600 users, as well as over 1200 in the forum.

    The traffic comes and goes. The most uniques I've had on one day is around 800 or so.

    I know the site needs a major overhaul, and although I used to make money selling posting space, I am now a free service.

    How do I figure out what to charge so I can sell this site? I am no longer in a position where I can manage it, and I need to move on.

    Ooopss, sorry! I should have put a title. It's called Kidswap.ca .

    It's a buy/sell/swap for new and used kid's stuff. I believe there are just over 3600 ads online right now. I own a few domain names related to it as well.

    compare it to similar sites (stats, niche, script, ect.) and you should be able to price it yourself.

    I would use something like that to determine selling price:

    1 month profit X 18 (or 12 or 24 months) = selling price.

    Some people value sites according to their yearly revenue and just do multiples of it. I personally think that is a bad idea. If the site has that many members, the potential is HUGE (email marketing, contests, ect), so I don't think you should run off the amount you make with your couple cpm banners.
