    Most of the time it's the predicted income for the next year. For example if your site makes $15.00 a month then MOST of the time your site would be worth $180.00.

    A website value isn't a static formula. Yes, you can judge it by income but a website can be judged by potencial to the buyer. Many other factors such as exclusive content and database or loyal users should of considered. Traffic is an obvious factor, and even the domain name can play a card.

    Income alone is dangerous way to value a site. It's probably the most important factor, but it's not always the most important factor.

    Anything that contributes to a site's ability to make income is a factor. So I would say all of these combined:

    1 - The domain name value itself, Single word, dictionary words, popularity of the name, brandability, etc..
    2 - Site design invested
    3 - Current PR value
    4 - Current traffic
    5 - Backlinks in all engines
    6 - Current site income X 12 months (usually, as stated in previous post)

    All of these factors have value by themselves. Add them up and you'll have a pretty good idea what a site is worth. ;)
