    Go to google's keyword tool, take a random site, add the site to the WEBSITE's box and the keyword tool will extract all the KWs, it would give you a good idea how to search for keywords, checkout sites which are being sold, you can take ideas about KW from there.

    Use Google's keyword tool to generate the biggest list you can for your keyword, use very broad keywords when building your list and filter it down from there. In other words don't use longtail keywords to try and build the list (eg. use "dogs", and not "dog training texas")

    Determine if there's enough traffic using exact match. Also see if the CPC is high enough, not so much for Adsense, but to see if it's a profitable keyword.

    When you've found some keywords use MarketSamurai or TrafficTravis (SEO competition module) to determine the strength of the first page in the SERPs.

    Google's keyword tool is great, just make sure to look at the competition per keyword search results individually. The competition meter on Googles keyword is not very accurate.
    You need to look at how old your competitors are, how many backlinks, and how relevant/quality their content is.

    Do you think you can beat them? Can you write more worthwhile and useful content then those competitors?

    The best Free tools in my Opinion are the google keyword tool and Traffic Travis free version.
    Once you find your keywords on the Google Keyword tool make sure to check the box marked "exact" on the left sidebar.

    Pick a word you like with descent amounts of searches then run it through Traffic Travis. It will tell you how difficult it is to rank for that keyword.
